Our Profile
Eco-World Property Management Services manages an extensive portfolio of residential and commercial real estate throughout the Metro Vancouver area with a focus on professionalism and high quality services. We manage each property as if it were our own, paying attention to every management detail and providing comprehensive reports to our clients. We handle day-to-day activities related to the premises and tenant relation relieving the owner of the stress and anxiety of managing the property.

Our Services and Procedures
Rental Market Analysis
In-depth market research and analysis to obtain the highest rental value for the rental property.
Marketing and Advertising
Strategically marketing the property using a variety of proven and effective means including: advertising in local print media, advertising agencies, internet, brochures, and on-site signs.
Tenants Screening Process
After showing the property to a prospective tenant, the Tenant Application Forms wll be filled in. Once completed, the applications are screened, and with no exceptions, the references and given information are checked. The checked information include: rental references, employment record and income, credit record. The results are then presented to the owner for his/her final selection.
Signing the Tenancy Agreement
Once accepted, the prospective tenant signs the Residential Tenancy Agreement, a standard government form for rental residential properties in BC. In addition to the standard form, according to and in line with the Residential Tenancy Act, an addendum to the Rental Agreement may be created to include items specifically requested by the owner.
Inspections
Condition of the rental property is inspected at the beginning and at the end of the tenancy (move-in/out inspection). A check list is created, signed and kept for record during the period of tenancy. In this period of regular occupancy we perform random inspections, as allowed by the Residential Tenancy Act, to monitor the state of the property and ensure no illegal activity is carried on.
Maintenance
We coordinate required repairs and renovations. We use third party contractors and charge owner at cost with no extra. We obtain quotations for owner's approval or we use owner's preferred contractor.
Rent Collections
The rent is collected by means of post-dated cheques issued to "EcoWorldRealty" and deposited to our trust account on the first day of each month. Upon deduction of management service fee, utility bills, repair bills (if any), and any other rental related expenses, the net rental amount is transferred to the owner’s account.
Accounting
We provide all the reporting for tracking income and expenses for the property. A fully detailed cash flow statement is e-mailed to the owner each month.
Emergency Response
We respond to tenant emergency calls 24 hours a day, seven days a week.
Our Fees
For each new tenant, when one year agreement or longer is signed, administration fee of 50% of 1st month rent is charged. Administration fee is reduced to 25% when half-year agreement is signed.
For management of Strata Units: 6% - 8% of monthly rent, but no less than $100.00 is charged monthly. Percentage depends on the age and condition of the rented property.
For management of Houses: 6% - 8% of monthly rent based on age and condition, but no less than $100.00 is charged monthly.
For inspection on request: $50.
For legal action, arbitration, or strata meetings, the actual costs of 100 for appearance on such meetings.
All charges are subject to 12% HST.
